July is wrapping up which has always felt like the last FULL month of summer. Regardless of the calendar, I believe that summer doesn’t end until Labor Day weekend, but that is because I will do anything to hold on to longer days, extended summer nights, and the languid rhythm of summer.
The market has been reflecting this seasonal pace. It seems to be in a summer slumber, with reduced showing activity, longer days on market and fewer closed properties. While the arrows on these metrics are down (and we don’t like down arrows!), there is no need to despair, especially if you happen to have a house listed right now. While families are squeezing in the last summer trips or getting kids off to sports camps, savvy buyers who are unencumbered by the academic calendar are still out there. This quieter moment in the seasonal cycle is a great strategic window to make a move and find that near-perfect property which has eluded them in faster moving markets.
In fact, I happen to be experiencing this opportunistic moment right in my own business. Some dear friends and repeat clients have held the dream of owning lake property, in a quiet mountain town where family and friends can make memories for generations to come! They were patient yet vigilant and when the right home became available, they were able to make a below market price offer and begin the journey of building the next chapter of the life they dreamed. Being part of making these types of dreams into reality is a big reason why I love what I do!
