Managing Uncertainty

Most real estate conversations start in the wrong place. They start with the house, or the rate.

My best conversations this fall have started with the whole picture instead: what you've built, what you're carrying, and what you want the next five or ten years to feel like. We all seem to be collectively looking at our money is working, where it's waiting, and where it might be quietly working against us. For most of us, real estate is the largest line in that picture. Right now, it may also be the one most worth revisiting.
Denver's story has changed. Six years ago, the pandemic sent prices climbing and turned every listing into a contest. Today the board has nearly flipped. Denver now leads the country in housing inventory per household. If you’re selling, it’s not a list you want to top. If you’re buying, it’s an all-you-can-eat buffet: more choice, more time, and more room to negotiate.

But wait, there is more…

~48% More homes for sale across metro Denver than before the pandemic

6 in 10 Denver-area sales that now include a seller concession

7%+ Where major forecasters expect 30-year mortgage rates to stay through 2027

It’s easy to look at all of this and freeze. The instinct is to wait until the picture is clear. I not only understand that instinct, but I know, intimately, that the picture rarely clears on its own.

Here's what I'm seeing on the ground - realistic sellers are going under contract within a couple of weekends, at or near list price. Unrealistic sellers are watching their homes sit. The market isn't punishing sellers; it's punishing guesswork.

Many people have spent the last few years waiting for rates to come down. But, waiting is a decision too. For a lot of people, waiting on rates has meant waiting on life: the extra space, the right-size move, the home closer to the people who matter, the house you've pictured for years.

So, I'd like to offer a reframe. It's about your life rate, not just your mortgage rate. Your mortgage rate is what it costs to borrow. Your life rate is what it costs to wait.

If you aren't rate sensitive, because you're buying with cash or holding significant equity, this may be the most favorable moment in years to move up. You'll have real selection, real leverage, and sellers ready to deal. The home you've dreamed about may finally be within reach.

If you are rate sensitive, the math is personal. Concessions, buydowns, the equity you already hold, and how long you plan to stay all change the answer. That's a conversation worth having with your lender and financial advisor, and I'm glad to sit in on it.

Uncertainty isn't going anywhere, and we may not be able to manage it. But we can manage working with clarity. If you're thinking about a move in the next year, or know someone who is, now is the time to talk. Let's look at where your home fits in your bigger picture.

With warmth,
